Returned to the above property address, leak proven to be on the heating system on the last visit.
The heating had been on 3 hours prior to our arrival so were able to use an infrared camera to trace pipes.
Investigation was previously carried out in the kitchen and water was visible on the subfloor radon barrier.
Carried out pressure test on the heating system in the kitchen and found pressure holding for over 25 minutes.
Found further areas of concern in the downstairs toilet area hotspot.Used gas to verify leaks in this area.
To avoid any disruption in the downstairs toilet floor we located pipes in the hall, at the entrance to this area.
We fitted stop ends to heating pipes going to the radiator in the downstairs toilet area and we found water ingressing from
inside insulation.
Checked header tank in the roofspace and found no further movement on the tank however to be monitored.
Areas left safe and clear before leaving.
Areas Damaged:
Kitchen = walls paint plaster laminate flooring, kitchen units.
Hall = walls paint plaster carpet
Living room = walls paint plaster carpet
Sittingroom = walls paint plaster carpet
Utility room = walls paint plaster laminate flooring
Downstairs toilet area = walls paint plaster tiled floor
Other Comments:
Advise to monitor the header tank over the next week.
Have new pipes tracked from the hall to the inside toilet area radiator?
Advise also to replace tees in kitchen floor where they where
exposed.
Advise also for the inhibitor to be added to the heating system.
